The Certified Green Professional Designation – How builders and other professionals become Green Builders.

Offered by NAHB’s University of Housing, the Certified Green Professional designation is another way building professionals can become educated in, and involved with green building.

The designation requires 24 hours of NAHB-approved training, and additional continuing education every three years. Subjects covered in training discuss how green homes provide buyers with lower energy costs and higher value, and will include strategies for incorporating green-building principles into homes without driving up the cost of construction.

The designation curriculum requires completion of the Green Building for Building Professionals two-day course and either the Business Management for Building Professionals one-day course or having another current NAHB professional designation. Class schedules and course descriptions are available from NAHB.

Upon successful completion of course work, submission of a graduation application and signed Code of Ethics is required to graduate. The CGP designation recognizes a high degree of professional competence, and is awarded to individuals only.

Mold & Carbon Monoxide

Mold grows in wet or damp places. It often smells musty. Many people are allergic to mold. Some kinds of mold are toxic, and coming in contact with large amounts of mold may cause health problems for you or your family.

Carbon monoxide is a deadly gas that can come from appliances that burn gas, oil, coal, or wood, and are not working as they should. Car exhaust also has carbon monoxide. You cannot see, taste, or smell carbon monoxide.

Bank Regulator Guidance on Real Estate Loan Workouts

Joe Robson, chairman of the National Association of Home Builders (NAHB) and a home builder from Tulsa Okla., today issued the following statement on new guidance issued by federal bank regulators on prudent commercial real estate (CRE) loan workouts:

 ”NAHB strongly supports the aim of the new guidelines that have been issued by federal regulators to encourage banks to renew or restructure loans to creditworthy commercial real estate borrowers, even when the value of the loan collateral has declined.

 ”We support actions that will help avoid loan foreclosures and other adverse regulatory actions on loans to responsible and capable borrowers with viable projects. Unfortunately, under the workout criteria provided in this guidance, which is overly focused on income-producing commercial properties, it will be extremely difficult for banks to reconfigure residential land acquisition, development and construction (AD&C) loans.

“For this policy to be truly effective, regulators need to issue more flexible criteria that will allow and encourage banks to maintain funding for residential AD&C loans in good standing that fall below their underlying value. Failure to do so will lead to needless foreclosures and losses on outstanding loans. This, in turn, will further exacerbate the banking and credit crisis, lead to more foreclosures, place downward pressure on residential real estate values and act as a drag on housing and the economy.”
