Systems-Built, Modular Housing Eligible For Green Certification, Announces NAHB

Wednesday, September 9th, 2009

November 25, 2008 – NAHBGreen verification is now available for modular homes, bringing the green building certification process to the industry that produces a fifth of the nation’s housing stock.

The Modular Green Approved program was unveiled today by the National Association of Home Builders, the NAHB Building Systems Councils (BSC) and the NAHB Research Center.

Modular Green is a new service offered by the NAHB Research Center, which also administers the National Green Building Certification program for traditionally built homes — the verification service launched in February 2008 as part of NAHBGreen.

”This is a very important step for the industry as more and more builders rely on systems-built construction methods,” said NAHB President Sandy Dunn, a home builder in Point Pleasant, W. Va. “Modular construction helps builders reduce their overhead and go green with ease by assembling a significant portion of the home in the factory.”

Research Center President Mike Luzier said thanks are due to the modular home manufacturers who piloted the certification process in preparation for the BSC’s SHOWCASE event in Memphis last week, where members eagerly awaited news of the new program. “This shows not only their commitment to quality, but also their dedication to serving the growing list of consumers who are moving towards purchasing green homes,” he said.

Because they are factory-built, modular homes can take advantage of resource efficiencies that make them less expensive to produce – and that involves less waste, it’s green as well as more affordable, Dunn said.

Traditional homes are inspected onsite by NAHB Research Center-trained verifiers who examine the insulation, framing and other components of the building envelope -as well as the materials and products that help produce water efficiency, better indoor environmental quality and other hallmarks of green building.

While a modular or systems-built home is built to the same codes as a traditional, site-built home, the inspector can’t see behind the walls when it arrives at the building site, making the verification process more difficult. By ensuring that the house and its components meet green requirements in the factory through this new program, the rest of the inspection can be conducted onsite.

”Consumers have become wary of vague, unverifiable green claims,” said Bret Berneche, BSC Modular Council President and CEO of Cardinal Homes, a modular manufacturer in Wylliesburg, Va.  “With this program, consumers can be comfortable knowing they are getting a product that is verified against a nationally recognized program, combined with a highly engineered building system made in a controlled environment that exceeds code requirements for conventional construction.”

”We launched NAHBGreen to bring sustainable building to mainstream home buyers,” Dunn said. “This is the next step, and as our members work to keep new homes affordable, it’s a most welcome one.”

The Modular Building Systems Council is part of the NAHB Building Systems Councils. The release of Modular Green is the first step the BSC and its members have taken to introduce in-plant green verification for the systems-built industry.  The BSC looks to establish similar programs for its other councils: panelized, log, and concrete residential construction.

ABOUT THE NAHB RESEARCH CENTER: The NAHB Research Center in Upper Marlboro, Md., promotes innovation in housing technology to improve the quality, durability, affordability and environmental performance of homes and home building products. Created in 1964 as an NAHB subsidiary, the Research Center is the source for reliable, objective information and research on housing construction and development issues. Through its various testing and certification services, the Research Center seal is internationally recognized as a mark of product quality and an assurance of product performance.

ABOUT THE BSC: The NAHB Building Systems Councils are made up of manufacturing, builder and associate members who advocate building with systems. Systems-built homes, including concrete, log, modular or panelized, are constructed to the same codes and standards and reflect similar quality levels but done in a fraction of the time, with a fraction of the waste, reducing costly weather exposure.  Many systems-built homes are inherently green, adding an environmentally friendly label to the product.

NAHB National Green Building Awards

Wednesday, September 9th, 2009

November 6, 2008 – The National Association of Home Builders (NAHB) announced today that applications are now being accepted for the 2009 NAHB National Green Building Awards.

The prestigious annual awards honor home builders, remodelers, home builders’ associations and other organizations for advancing green building through innovative design and construction techniques, excellent educational programs and successful advocacy efforts.

The awards are presented at a gala dinner during the NAHB National Green Building Conference. The 11th annual conference is set for May 8-10 in Dallas.

The awards are part of the NAHB National Green Building Program, NAHBGreen, which includes education, advocacy, marketing and certification services for green homes.  Since NAHBGreen debuted in February 2008, homes have been certified in 20 states.

”Between 2006 and 2008, the number of award applications quadrupled. The tremendous growth of this program reflects the growth of green building practices all over the country,” said NAHB Green Building Subcommittee Chair Ray Tonjes, a home builder in Austin, Texas.

Organizers have made a number of improvements to this year’s entry process to make it even easier to apply. To conserve paper, all applications must be submitted by mail on a compact disk. No binders or other application packets will be accepted. The entry deadline is Jan. 31, 2008.

NAHB has also introduced the Advocate of the Year – State and Local Government Award to honor individuals or teams that promote green initiatives and go the extra mile to advance sustainable building and development strategies in their communities. Applications for this award must be submitted by the home builders’ association in that jurisdiction.

Building and remodeling projects must have been started after June 2007 and substantially completed by December 2008 to be considered for an award.

Project entries can be scored to the green certification program of the applicant’s choice, but must also be scored to the NAHB Model Green Home Building Guidelines – the rating system for NAHBGreen – to facilitate judging. NAHBGreen’s online scoring tool will generate checklists that can easily be saved to the submission disk. The rating system can also be downloaded at www.nahbgreen.org.

Tonjes himself was honored at the 2008 NAHB National Green Building Awards in New Orleans with the Lifetime Advocacy Award. Tonjes, a longtime subcommittee chair, speaks frequently on NAHB’s green building efforts.

Information on the awards process, including the mailing address and downloadable entry forms, are available at www.nahb.org/greenbuildingawards.
